The purchase cycle of a fraction can usually take from 2 weeks to 3 months. The buying process of a house depends on how many buyers there are and how many fractions each owner gets.

Can I finance the purchase of the house?

Finance up to 100% of your fraction and pay interest only for the life of the loan.

Vivla has created, together with Andbank, a customized pre-approved pledged loan for the purchase of fractions of VIVLA, with conditions similar to those of a mortgage.The guarantee of this loan is a portfolio of financial assets (investment funds, bonds, shares, derivatives, deposits, etc.) equivalent to a 50-75% loan on the value of the portfolio.

What is the final monthly fee I need to pay with VIVLA?

Our monthly fee is 120€ per ⅛ share. This covers the costs for all administrative work and technology necessary to run your property, as well as setting up and managing the LLC we created for your home. All other home costs are proportional to the number of shares every owner has. They are included in an annual budget which is passed on to the owners with no markups on our side.

Can I rent or transfer the time I don’t use?

Yes, we give owners the flexibility to lend out the weeks they will not be able to enjoy at the property to family and friends.

Who decides on the interior design of each house? Who pays for it?

We work with the best designers in the market in order to make sure each home is unique and tastefully decorated, according to Vivla’s standard of excellence. The costs of the design are included in the final price of the house. We don’t add any marginal profits to it.

What if an owner misses a payment?

You will be protected and will not have any responsibility for any payment issues. Vivla will be responsible for any home financing aspects and will resolve payment disputes with the specific owner

Is home insurance included?

Yes home insurance is included in your annual fee, as well as regular management of the house.

How is the house decorated? Can I choose the interior design of my home?

Houses are decorated by the best professionals in the market, using clean aesthetics and beautiful furnishings that fit every taste. You will be able to store and bring in your personal belongings to make the space yours while you are staying in your home.

Can I keep my personal items in the house? Will people be able to access them?

Your belongings will be stored as part of our monthly services, and will be brought to your house before your arrival, so it feels homey the minute you enter it. Nobody else will have access to your things except for you, your family and the home management team.

Are pets allowed in the house?

Depending on the group of buyers that is finalized for the house, we will create a set of rules that are personalized for them, so if the group is pet friendly, it will be taken into account. Any damages caused by an owner’s pet will be held accountable to that specific person.

What rules are there to use each home?

We expect owners to share a common philosophy to take care of their home with the utmost care, however, in order to ensure a common understanding and share the same expectations when using the property, owners will adhere to a code of conduct that will be made available and required to sign upon finalizing purchase of the property.

What if the house is damaged by someone?

Accidents can happen to everyone and we understand that. We will help you out if anything happens during your stay in order to fix things. We carefully inspect the home after each stay to make sure it is left in the same state as before. Owners are responsible for damages to the house that happen beyond any regular wear and tear.

Can I sell my shares any time I want to?

Definitely, you can resell any time you want after a minimum latency period of 12 months. Vivla will help you resell your shares and you are free to set your own price.

What type of house maintenance services are included? How do you choose providers?

We include any services needed to keep the property in excellent condition at the standard needed for an exclusive home: as an example, it can include anything from gardening to cleaning services, in addition to pool maintenance, insurance or any annual fees.

What additional services are there? Are those included in the monthly fee?

Buying a Vivla home means you get access to really special and unique services to make each stay unforgettable. We offer customized services for our guests, including catering, at-home chef services, childcare, event planning and booking, as well as having your favorite wine and snacks ready for your arrival, among others.

How can I sell it? Who sets the price?

Since it's your house, you set the price. Here are several options we offer:

Let us know. We act as an agency charging a commission. We know the house perfectly. We already have all the materials, we are constantly creating demand, and many houses already have a waiting list, so the sale is usually quite fast. The last one was completed in less than 2 hours.

We have agreements with some of the best international agencies such as Engel & Volkers, Lucas Fox, or John Taylor so you can go directly to them without going through us to sell your share.

How does the home exchange work?

It's very simple: if you offer a week to exchange, you get a week in another Vivla house within the same season. This allows you to enjoy the rest of the houses.

Can I leave my things in the house?

Yes, we have storage spaces where you can leave some of your belongings, such as skis in the case of Baqueira.

Are the homes already decorated?

Yes, we have an interior design studio within Vivla that takes care of all decoration projects.

What are the stages of the sales process?

1st Reservation: 10% of the amount gives you the right to choose your first stay.

2nd Purchase: 30 days after signing the reservation, it goes to the notary where the rest is deposited.

How many fractions is a house divided into?

Each house is divided into 8 fractions, with a maximum of 4 per property.

What happens if an owner doesn't pay?

The shareholder agreement stipulates that they are not allowed access to the property until payment is made. Their stays are put up for rent to ensure payment of their expenses.

What happens if something breaks in the house?

If it's wear and tear, like a light bulb, it's paid for by all owners. If something breaks during a stay due to a particular owner's fault, they assume the expense.

Selling a house with Vivla means you can keep part of it. You can decide how many fractions of your house you want to sell to other people, so you can minimize costs and keep enjoying it in a much easier way.

You can sell your shares any time after the first 12 months. You decide on the selling price and can sell by yourself. Alternatively, we can fully take care of the sale by finding and selecting buyers, advertising your shares on our website, doing any additional marketing work, and working jointly with real estate agents to finalize the process.

What is the booking system for?

The booking system aims to maximize the vacation experience for property owners in a fair and simple way, offering an easy-to-use booking system with the option to cancel, exchange or rent your weeks.

What types of booking are there and how do they differ?

There are two types of booking: beach houses and mountain houses. In the beach houses, each owner has 6 bookings of one week each (42 days in total), always from Monday to Sunday.

The high season lasts one week, the medium season two weeks and the low season three weeks. In the mountain houses, each owner has 7 reservations that are distributed non-uniformly (in blocks of days), giving a total of 45 days (38 nights in total) - 3 days more than on the beach.

High season skiing lasts 1 block of 5 days, summer season lasts 1 block of 7 days, mid season lasts 2 blocks of 6 days and low season lasts 3 blocks of 7 days.

Why does the mountain typology exist and what differentiates it from the beach typology?

The mountain typology exists due to user feedback and the fact that the ski season is "limited".

The main difference between the two types of booking is that in the mountain the bookings are distributed in blocks of days, while in the beach they are always for a week. In addition, the high mountain season is divided into more blocks of shorter duration so that all owners can enjoy the snow, and the summer months (which are very popular) are added so that users have the opportunity to book a ski block and a summer block.

If in year zero there are only low season or single season slots, the same dynamics of choice will be followed, i.e. there will always be two rounds in order to maintain a balance of choice among all owners.

From year 1 onwards, there will be 2 rounds of week/slot selection: the first round to select 3 slots (one high season slot and two low season slots) and the second round to select 4 slots (two mid season slots and two low season slots).

Bookings that are not made will remain available for one-off bookings, week exchanges and rentals.

How is the balance and equality between users maintained?

Each user, regardless of the order in which they choose their slots each year, must have a "target value" equal to that of the other users.

Have you ever heard about the stay exchange window?

It's a 30-day period that opens after the two stay election rounds have closed, during which owners can request to exchange their stays with other owners.

Want to know what the rules are? It's simple: you can exchange between owners of the same VIVLA house or of different VIVLA houses in different destinations, as long as you do it within the same period of the election year and exchange the same number of stays. If the exchange is between different seasons, it will be done under a specific parity.

Now, are you interested in knowing how to exchange stays within the same property? It is very simple.

An owner will request it, and the Guest Experience Manager (GEM) will contact the other owner to confirm if there is mutual interest in the exchange.

What about exchanging stays between properties during 2023?

It is possible, but only under an experimental pilot format. VIVLA cannot yet guarantee exchange compliance for all existing owners. Depending on the success of the pilot, it will be expanded in 2024.

Exchange requests from other owners will be looked at to find the best match. Owners with free weeks within that requested season will be prioritized, followed by those with the most weeks of non-use marked in that season.
